The first time we meet will be very informal. You can give us a tour of your home and tell us all the wonderful things about it. We will talk about your reasons for selling and your all selling objectives. This is a good time to ask any questions you may have. We are happy to give you a good idea of what to expect during the selling process, discuss preliminary ideas for home preparation and finally, discuss possible pricing.
You're ready to Sell Your Home
Once you decide that you are ready to sell your home, we will sit down to review and sign a standard Listing Agreement. We will also complete all of the mandatory disclosure forms. We will make sure your home is photo ready, then arrange for the professional photographer to come. We will discuss a “Coming Soon” listing campaign with you, and review our full marketing program so you know what to expect next.
Before putting your home on the market, we want to ensure it is most attractive to potential buyers. Knowing how to cost effectively accentuate the best features of your home is at the core of what we do. We will provide you with a list (and often some estimated costs) of suggested repairs, if there are any, and formulate a plan as to how to best maximize your value within your budget. Once your home is in escrow we will prepare all seller required disclosures and reports, remain involved with home inspections and appraisals, and make sure all contingencies and repair requests are removed in a timely manner per the contract. Most importantly, if your buyer is financing, we will stay on top of their loan process so we make sure we stay on track to close on time.
